Orders came through, the clock started, and now you're staring at a map of towns you've never set foot in, trying to figure out where "home" goes for the next few years. Take a breath. Whether this is your first base move or your fifth, settling into the Metro East is more straightforward than the deadline makes it feel — and a little local knowledge goes a long way.

Here's the lay of the land, town by town, so you can land somewhere that fits before your boxes even arrive.

First, the market in plain numbers

The Metro East is the Illinois side of the St. Louis metro, with Belleville as its heart and Scott AFB an easy I-64 hop from nearly all of it. The St. Clair County median sale price is running around $210,000, up roughly 9.9% year over year — which means you're buying somewhere that's still affordable and quietly building equity while you're stationed here. That's a combination you don't get at every base.

Rates are holding near 6.5% (steady, not spiking), and inventory is tight — more ready buyers than homes to go around — so when a well-priced one hits, it moves. Nothing to panic over; just a reason to have your financing lined up and your gate priorities clear before you start touring.

Where military families actually land

Each town has its own feel, and the "right" one depends on your gate, your commute tolerance, and how turn-key you want it.

Mascoutah is the quick shot to the base gates — the shortest morning for a lot of Scott families, with values running around $230,000–$235,000. If proximity is the priority, start here.

O'Fallon is the faster-paced pick: newer subdivisions, strong O'Fallon Township schools, and turn-key homes for buyers who don't want a project mid-PCS. It runs a notch higher, around $280,000–$285,000, and it's the county's hottest submarket for a reason.

Shiloh sits right next door to O'Fallon — same schools-and-commute draw, just a bit quieter on the streets. A great middle ground.

Belleville is the value play and gets overlooked for it. With median values around $155,000 and the widest range of housing stock in the county — Main Street charm through newer Green Mount corridor builds — affordable here doesn't mean stagnant. (A forthcoming Boeing facility nearby only strengthens that story.)

Fairview Heights and Swansea round it out: convenient, retail-close, solid value for the money.

The VA loan, decoded

If you're using your VA loan, you've got real advantages: zero down, no PMI (private mortgage insurance — the extra monthly fee conventional buyers with smaller down payments carry), and typically friendly rates. Stack that against this year's BAH increase at Scott — up 5.9% for 2026, one of the bigger bumps in the country — and your housing budget stretches further than you might expect. An E-5 with dependents now draws $1,542 a month tax-free toward housing; an O-3 with dependents, $2,208. That's real buying power, sitting right here in your backyard.

The part everyone worries about: timing

Here's the fear we hear most — "what if my report date and my closing don't line up?" It's a fair worry, and it's also the most routine thing we plan around all summer. PCS season runs May through August every year; dovetailing orders, a sale back home, and a closing here is home turf for us.
